  The land for construction site shall available transportation for delivery construction materials to site.In case of there are other expenses such as tollway, preparing of access road etc.These expenses shall extra of construction budget.
  The land shall on area of government facilities service areas both main electrical and main water supply.For the land with out public drainage system, we will provide a seep tank for drainage system.
  The land must fully authorize belong to the house owner,If not,shall legality allowable from the land owners.

If our designs don't exactly meet your need,we are happy to modify the design as you like.(The changes of the design may cost less or more)

If you want us to make a new design,our experienced architect will be happy to do that for you and give you advice.(The fee for the design is on the standard defined by the Siam Architecture Association.)

If you agree to have us build you house,the reservation deposit is included in the price of the house. If you want someone else to build your house,the reservation deposit will be refunded.

Housing Loan Service
   The company will provide the service of the 7 items above with no charge. If the customer needs the electricity meter larger than the one that the company specified , please inform us when the contracted is signed or prior to the construction begin.
   If the customer wants to get the housing loan from bank , we will be a co-ordinator between the customer and the banks. The banks we have connection now are Siam Commercial Bank (www.scb.co.th) and Government Housing Bank (www.ghb.co.th). To apply for the loan , the following items are considered :-
   1. The land is free from any mort gage bond and if there is a co-right holder , he or she must comply to be a co-mortgagor.
   2. The land and the building must be mortgaged with the bank and insured against fire with the insurance company the band defined.
  3. You monthly income (together with your spouse) triple the monthly payment.( e.q. your payment is 10,000your income should 30,000 Bath

Construction Procedures
   Home morgate services
We are appreciate to service you for home mortgage procedure finance institute for your available of construction payment as the following principles

1 The land shall free of any deposit.
2 Land and home had to deposit to finance institute and also issuing assurance premium
3 Your incomes three times of monthly refund.
   Guarantee
1 Guarantee period for ain structural of house 15 years except entrance pavement and floor on ground which may regular naturally settlementation.
2 General guarantee 3 years except the depreciation due to long live material or incorrect usage.
3 Guarantee for termites prevent system 3 years by our representative termite business companies.
4 5 years guarantee for roof liles installations.
   Reservation
 
For your agree to build you house, the reservation shall be born, The process as following.

Documentation
  1. 4 copies of the title deed to a piece of land.
  2. 4 copies of I.D. card and Home registered.
  3. 1 copy of Land Tax reciept.
          
  We will invitigate your land according to access road, house location, and facilities for construction.If not aviliable access road,we agreed to reimburse the reservation.
   Agreement
After land investing , design , and all materials are all suitably and satisfaction. Building contact agreement shall on process for the procedure to start construction later. We will refund the deposited money on the construction contract sinning dated. In case , there are some alternative after those day respectively. The negotiation to conclude every alternate and the cost due to change order shall paid in advance for construction
          Construction Period
          The construction period begin on the signing contract dated until the completed construction works construction periods as followings.

  1.The specified construction period shall extend 30 days for construction the other designed home or out of Patum Design develop co.,ltd. standard plan.
  2. Panualty shall be born 300 baht per day for the construction cost not 4 million and 500 baht per day for construction case more than 4 million baht from the end of Contract period date.
